Condominium development will soon be blooming in downtown Lakeland's Garden District.

Right now, One Garden Place is in a planting stage, with a sign showing conceptual drawings of the complex sitting on an empty lot of uncut grass.

But when it's complete, the new condo complex will boast 24 two- and three-bedroom units in three buildings, built-in parking, a community pool and garden.

"Once we get the site permits and building permits, we'll be able to start," said Seth McKeel, co-developer on the project. "Once we get permitted, we can get to building."

McKeel has partnered with his wife, Kim, and his father, Doug, on the downtown residential project. The family has owned the property for many years and has now decided to develop it for residential use.

Originally, the 1.4-acre site, which is at the corner of South Ingraham Avenue and East Lime Street, was the home office for Cities Transit, a private bus company, said Doug McKeel.

"It makes sense with the development in the Garden District and in downtown Lakeland," said Kim McKeel.

Once construction begins, Rodda Construction should have the project complete in four to five months.

Prices for the units are between $249,000 and $299,000. Customers can choose from four floor plans that will range in size from about 1,300 to 1,600 square feet.

Each unit will have garage parking, along with front and rear porches.

"I think one of the greatest things we offer is upscale lifestyle living right in the middle of downtown," said Seth McKeel.

One Garden Place will be one of several new developments in the downtown Lakeland area:

• East of Massachusetts Avenue. Members of the Lakeland Downtown Development Authority have been shown preliminary plans for a mix of 443 townhomes, flats and studio flats in an area bordered by the Intown Bypass and East Bay Street.

• 229 N. Tennessee Ave. Bruce Lyon, a Lakeland developer, and two other investors have announced plans to split a historic building into three, 2,900-square-foot, loftstyle townhomes called Carriage Lofts. The three units already have potential buyers who have placed $2,500 deposits on the properties.

• 125 N. Kentucky Ave. Lakeland Realtor Jerry Herring recently broke ground on a 24,000-square-foot, fivestory residential project called Lofts on the Park.

While the three previous projects are being built in the immediate downtown business district, One Garden Place is in the Lakeland's Garden District
