The NAR reports show that U.S. exports of goods and services increased 10.5 percent in 2005, while imports from foreign countries rose 12.8 percent. Those increases are three to four times higher than the growth in the overall national economy, according to NAR.
Citing in part the significant rise in international business activity, the reports note an increase in “the flow of people across borders” as well.
“Shrewd real estate professionals should understand that setting up some kind of a referral network with their foreign counterparts could extend their practice into the international business market,” says Lawrence Yun, NAR’s senior economist and managing director of the research division.
“I suspect the opportunity for growth internationally is much higher than growth in domestic business,” Yun says of real estate opportunities. In Florida, roughly 15 percent of all sales in 2005 went to international buyers according to NAR. Of the almost 5 million foreign visitors to the Sunshine State in 2005, more than 600,000 came for business-related activity.
The conclusion of the report: “Fast-growing international trade leads to relocation of foreigners in the United States as well as U.S. businesses opening offices abroad.” Related real estate activity also isn’t limited to residential sales; it includes rental housing and commercial property.
The top five states for foreign (non-immigrant) visitors last year were:
Florida -- 4,925,202 visitors
California -- 4,048,410 visitors
New York -- 3,732,586 visitors
Texas -- 1,994,085 visitors
Hawaii -- 1,755,788 visitors
The state with the fewest foreign visitors was South Dakota, followed by North Dakota, West Virginia, Wyoming and Montana.
