Feltrim commercial projects luring foreign dollars

HAINES CITY -- Developer Garrett Kenny, who for years has been involved in Central Florida residential communities attractive to foreign buyers, is finding a market for overseas investment in his commercial projects as well. Kenny, president and chief executive of 9-year-old Dublin, Ireland-based Feltrim Development NA Inc., says Irish and British investors are taking part in his new 400,000-square-foot industrial park that is being developed on 40 acres in Haines City, as well as others he is planning in the area.
Amid a residential construction slowdown and escalating home prices, Kenny says some foreign investors are looking for real estate alternatives.
The reason?
"The (U.S.) dollar strengthened (against the euro) and the price (of residential real estate) has
increased," Kenny explains.
From April 2002 through the end of 2005, Kenny says Feltrim has sold $520 million in residential and commercial real estate in Central Florida.
Sizeable residential portfolio
Kenny is well-known for his Central Florida residential communities.
In 2002, he was one of the first to acquire sites within the 2,300-acre community of Reunion near Walt Disney World Resort.
Among his most recent residential projects:
· The $100 million, 289-unit, Mediterranean-inspired Tuscana at ChampionsGate condo resort
· The 100 luxury-condo-unit Villas at Secret Lake on Highway 192 in Kissimmee
· Kenmare at Lake Annie, a 162-acre, $164 million, 450-unit lakeside residential community in Dundee
But with residential cooling, Kenny sees more foreign investment fueling his commercial projects.
Take, for example, Irish investor Tim Macdougald. He has invested more than $500,000 in Kenny's various developments.
